When they’re relocating and need to sell their home, many people follow the advice of professionals to make the interior attractive to a variety of buyers: clear clutter, put away personal family photos, go neutral, make needed repairs. Relocating? Curb appeal will sell your home fasterBut what about the exterior? No one will see your beautiful home if they don’t get in the door.

First impressions are everything, whether online or from the curb. Your home doesn't have a second chance to make a good first impression, so make sure it has great curb appeal to ensure a quick sale for top dollar.

What is curb appeal?

Curb appeal is the attractiveness of your home's exterior when viewed from the street. Studies show that a majority of buyers will not get out their car if they do not find your home's curb appeal visually attractive – that is, if they visit your property at all. Potential buyers are likely to be shopping for homes online first and could be turned off from viewing your property, just based on your listing photo alone!

Why is curb appeal so important in selling your home?

Addressing your home's curb appeal is an important factor in marketing and selling your home. It forms potential buyers’ first impressions of your home. A dying lawn and neglected repairs say that this home hasn’t been cared for and may also have hidden problems. Many buyers will walk away without proceeding further.

Your home's curb appeal must create a positive first impression, an emotional response that invites buyers to view the rest of the property. Great curb appeal will not only help you sell your home faster, but it will help the value as well. In a buyer's market, curb appeal can mean the difference between a home that sells quickly for the asking price and a home that sells after months of sitting on the market for below the asking price.

Creating curb appeal

Most minor improvements can be as simple as picking up the trash, washing the windows and corralling the toys and other gear in the garage. Think like a buyer, not like the homeowner with a love for that quirky pink flamingo on your lawn. Touch up paint as needed; a fresh coat of paint boosts your home’s appeal. Do minor repairs: a broken porch light, a leaning mailbox, a broken shutter.

In the landscape, trim or remove overgrown shrubs, pull weeds, spruce up the lawn, put down a fresh layer of mulch, sweep the walkways. Adding some bright, colorful flowers near the front door will say “Welcome!” to potential buyers.

You know you’ve achieved great curb appeal when the outside of your house is so inviting, the buyer wants to come inside for a closer look. Make the outside appealing and you’ll increase your chances of a successful sale!
