Accommodation in London

What are the top factors to keep in mind when searching for a place to live in London?

Consider proximity to work and schools, shops, facilities for kids such as playgrounds and leisure centres, parking restrictions, local transport facilities and traffic congestion.

What are the most popular neighborhoods in London for expats?

Kensington and Notting Hill - made famous by the film, Notting Hill and its nearby neighbour, Kensington, offer tree-lined streets filled with pretty mews, cottages and mansions. This area is home to Kensington Palace Gardens (millionaires' row.) While these areas are lovely, you should be aware that they are extremely expensive, where only the very wealthy tend to be able to afford to live.

Bayswater and Paddington - while still expensive, these areas attract younger professionals and families looking for a slightly more affordable option than Kensington and Notting Hill. They are architecturally similar to Kensington with lots of white stucco and grand porches around garden squares.

Camden and Hackney - more for the young, these areas are up-and-coming, trendy, and have a blend of metropolitan sophistication, energy and culturally diverse residents. There is a strong 'grunge' crowd living in the area.

Fulham, Clapham and Chiswick - these areas are full of Victorian terraces, many of which are converted two or three-bedroom flats. They attract families, well-heeled professionals and wealthier first-time buyers.

Other popular areas in London include Brent, Chelsea, Ealing, Islington, Greenwich, Hampstead, Marylebone, Richmond and Wimbledon.

Do expats tend to buy or rent their homes in London?

They tend to rent. Housing is very expensive in London compared to the rest of the UK.

Typically, will I be required to pay additional money up front (such as a deposit) before moving into leased housing? If so, how much is common?

Usually one month's rent in advance plus a security deposit, which is normally four to six weeks' rent. You may also have to pay an administration fee which varies depending on the agency. You may also have to pay stamp duty, the amount depending on how much rent you are paying.

Are utilities generally included in the price of rent, or are they extra?

Gas, electric, water, telephone, internet, council tax, TV license and resident parking permit fees are payable in addition to rent.

Are there special security concerns I should be aware of in regards to my home or choice of neighborhood?

This depends on the location and suburb; however you should also take sensible precautions, such as staying in well lit, populated areas after dark.
