What are the top factors to keep in mind when searching for a place to live in your city?
Budget, location (the majority of the expats live in high-rise apartment buildings within the city core) and proximity to amenities (shopping/schools) are the top factors to consider. Besides realtors, the Khalifa Committee is the governing body for 90 per cent of the rental properties in Abu Dhabi. All applicable rentals must be approved through this committee. Bear in mind that while housing is not particularly difficult to find, it is more expensive (by about 15 to 20 per cent) than what you might find in other parts of the UAE.

What are the most popular neighborhoods in your city for expats?
The most popular area is the Corniche (meaning sea/ocean view). Khalidiya, Hamdam Street and Tourist Club stand out to expats due to the many high-rise apartments. Villas (much more expensive than apartments) can be found in the Karama neighborhood (as well as some along the Corniche/Khaladiya area).

Do expats tend to buy or rent their homes?
They can only rent a property as only UAE nationals are entitled to purchase estates.

Typically, will I be required to pay additional money up front (such as a deposit) before moving into leased housing? If so, how much is common?
Rent is usually paid in full upfront. (If lease is for one year, then two checks can be provided, with one being back-dated). Besides this, DHS 1,000 to DHS 2,000 is charged as a deposit before moving in (refundable).

Are utilities generally included in the price of rent, or are they extra?
It depends on the landlord; about half the time, they will not be included. Be certain to clarify this with your landlord.

Are there special security concerns I should be aware of in regards to my home or choice of neighborhood?
Abu Dhabi is a very safe city in which to live. Though many buildings and villa compounds have security guards or systems, they are not generally necessary.

220/240 volts (2 or 3 prongs). 50 Hz
