Usually in Italy the lease’s duration is 4 years + 4 years: it means that after the first 4 years the lease is automatically renewed if the Landlord or the Lessee do not send any termination, to be sent
6 months before the expiry date. Per Italian Law, termination notice can be served in any moment and it is 6 months. This is a negotiable clause: it can be 3 months, or a Landlord can ask to have the first 6 months, or 1 year, without the right for the Lessee to serve the termination notice.
